You can’t stop thinking about your dream home. Now what? 

You’re convinced that your heart is telling you to go find the house of your dreams. Once you’re emotionally ready, it’s time to go through the technical processes of buying a house.

1. Get educated 

The first thing you should do when buying a house is to get yourself educated in the real estate market and processes.  

Browse online real estate listings as soon as you can. Note houses you like, and watch how long they stay on the market. Also, notice if prices change. This will give you a sense of the housing trends in that area.

2. Consult a Real Estate Agent 

You might also want to book a meeting with your local real estate agent. They have insider knowledge on buying houses, including negotiating skills and tips for living in a specific neighbourhood.  

 

3. Get Your finances in Order 

After you’ve found your new best friend, aka your Lapp Realty agent, get recommendations on mortgage lenders that meet your financial needs. Working with a mortgage broker or your bank can help you determine how much you can afford to spend on a house. 

 

4. Get serious in looking around  

We know you have your ideal house in mind.  Now it’s time to get serious about finding THE ONE.  

Your real estate agent will provide listings you may like based on your parameters (price range, number of bathrooms), then help you determine the quality of listings you find online. 

Next comes the fun: open houses and private showings, which give you a chance to evaluate houses firsthand. 

 

5. Negotiate 

It can be nerve-wracking to make an offer on a house for sale. Just like asking someone out on a date, it’s all in anticipation.

Some sellers simply accept the first offer they get yet some use their own negotiating skills to protect their interests.

6. Get the Place Inspected 

If you’re accepted to buy a house, you will then sign a contract. Most sales contracts include a house inspection contingency, which means you will ask the seller to have house repairs made before the closing date. This protects your interest in buying a house that has major issues lurking beneath the surface, like mould or cracks in the foundation. Nobody wants that. 

 

7. Schedule appraisal 

When you put in an offer to buy a house, your lender will ask for the house’s value to be appraised. If the home appraises close to what you're willing to pay for it, you're getting closer to settlement — but if it doesn't appraise for enough, that can throw a wrench into the works. But don't fret; there are ways you can counter an appraisal that's too low. 

 
8. Close the deal
 

The final stage in the process of buying a house is the settlement. (Winks.) 

Closing the deal involves a lot of paper works, but rest assured that our Lapp Realty agents will not abandon you through this process. Some closing documents include a closing disclosure that your lender should provide at least three days before the closing date.

Do a final walkthrough with your Lapp Realty agent on the day of the closing to make sure that all that has been agreed upon are there such as the appliances that should be included in the sale.

 

9. Move In
